Plans for key tower project in Manchester's Spinningfields
A landmark office development could be the final piece of Manchester’s Spinningfields development, if plans go ahead.
Quay House could be redeveloped as part of a new project - One Spinningfields, a tower of between nine and 19 storeys high, which would incorporate the existing building.
The extended building has been designed by Ian Simpson Architects for developers Allied London.
A pedestrian route through the building at ground floor level would improve connectivity between Quay Street and Hardman Square. There will also be space for restaurants, cafés and shops.
A spokesman said: “With occupier demand returning to the city, the time is now right to bring forward alternative proposals and to ensure that the site can play its part in the next phases of the city’s economic growth, as well as providing a world-class contribution to the urban landscape.
“From a townscape perspective, the existing Quay House building provides little activity at the ground floor level. For many years this has detracted from the quality and character of the adjoining public space and the important east-west city centre connection.”
Plans also include a a fully integrated public space on Hardman Street and Byrom Street with extra car parking spaces as well as the Quay House rooftop restaurant.
There will be further improvements to the Spinningfields site “designed to respond to the scale and form of adjacent buildings, and protect the microclimate of Hardman Square”.
An application for full planning permission for One Spinningfields is due to be submitted during December 2013. Deloitte Real Estate and OBI Property advise Allied London.
