Lettings agent selected for Newcastle Quayside tenancy scheme
GFW Letting, part of Northumberland property firm George F White, have been chosen as one of three agents to develop a scheme at St Ann’s Quay on the Newcastle Quayside.
The ‘Lettings Charter’ aims to improve living standings at St Ann’s and has been implemented by the directors at the development.
GFW have put in place a bespoke tenancy agreement for the development, alongside other agents.
The agreement is designed to give the landlord assurance that appropriate tenants will be selected and will have to comply with the terms of their lease and the over arching lease of the whole block.
ARLA member Fran Mulhall is the Lettings Manager at GFW Letting, said: “We are delighted to have been chosen as an approved letting agent as part of the new scheme at St Ann’s Quay and we’re keen to share the offer we have available with landlords at the development.
“It is becoming more and more common that apartment blocks or developments are experiencing issues with tenants who simply don’t understand or haven’t been advised properly on the terms of their tenancy agreement and as a result, are bringing the standards of the building down.
“As an agent whose whole ethos is based around the principles of connecting quality properties with professional tenants, ensuring our tenants understand and adhere to the terms of their lease is a fundamental part of what we do. There are key points that all tenants must abide by as a matter of course, but we are able to offer a tailored service to any developments experiencing specific problems.”
Louise Richley, a director at St. Ann’s Quay, said: “One of the challenges we face is ensuring all occupants of the building respect the facilities on offer and allow everyone to enjoy living in St. Ann’s Quay. It was important for us to adopt a proactive approach in tackling any issues to maintain our reputation as a prestigious city centre development and excellent place to live.
“From our experience and understanding of the issues faced by ourselves and other developments in the city, we feel that the implementation of the Lettings Charter Scheme is a positive move forward. Often if tenants haven’t been made aware of their responsibilities, they cannot be held accountable for their actions. It is absolutely vital in order to maintain the high standards we value at St. Ann’s Quay that tenants fully comply with the terms of their lease and understand the consequences of any breaches. Should a breach of the clauses occur, this can be dealt with swiftly by the landlord or letting agent because we know that everyone is clear on what is required.
“The benefits to landlords are extensive – in choosing to rent their property with one of the reputable letting agents we are partnering with under the scheme, they will be entitled to the exclusive St Ann’s Quay landlord offer and reassurance that their property is in very safe hands.”
