Derelict Wigan site gets planning for Coalfields trade counter development

CRT Property Developments Ltd, a subsidiary of the Coalfields Regeneration Trust, has secured planning permission for a trade counter development on Manchester Road, just east of Wigan Town Centre.

Proposals to build 5 high quality commercial units ranging from 3,000sq ft to 4,000sq ft, with a total floor space of 17,500sq ft, have been approved.

Taking a derelict site and working closely with the Wigan council, the completed development is expected to bring new opportunities into coalfield communities encouraging enterprise and future prosperity.

Property Investment and development director for the Coalfields Regeneration Trust, Shaun O’Brien, said: ““We are pleased to announce that we have secured planning consent for the scheme and are close to appointing a contactor to commence works which are due to start on site in early January 2015.

“We believe that the timing is right in the market for speculative development, particularly as this has slowed so significantly over the past 6-7 years. When the recession hit, it was tough for construction and had a disproportionate impact on the coalfields communities.”

Director of Economy and Skills at Wigan Council, Steve Normington, said: “Working closely with CRT Property Development we know that the impact this could have is positive and most importantly lasting.

“Encouraging people to consider starting up an enterprise or extending in the local area can only create further good news for our region.”

Industrial property specialists, B8 Real Estate, have been appointed to market the scheme and will be hoping to announce confirmation of some pre-lets early in the New Year.

Jon Thorne, Partner at B8 Real Estate said: “The economy is now starting to improve, which is generating occupier demand and this is particularly true in the trade counter market where occupiers are starting to open new sites across the UK especially linked to the construction industry.”
