TalkTalk's Warrington and Irlam sites up for rent

The Irlam and Warrington offices of telecomms giant TalkTalk are going up for rent, with property agents Canning O’Neill and Jones Lang LaSalle (JLL) instructed to market the two sites.

The agents are marketing Warrington’s Stanford House, which comprises 54,793 sq ft of space, and Northbank House in Irlam, which offers 48,417 sq ft, on a leasehold basis.

Canning O’Neill director Mark Canning said: “As a firm, we have developed a detailed knowledge of both buildings over many years, having first acquired and then disposed of both on sale and lease backs, on behalf of The Carphone Warehouse.

“At Stanford House, planning consent has previously been granted for an additional office building of 45,000 sq ft on the site, which could take the total square footage to just under 100,000 sq ft – an opportunity that may prove to be of interest to businesses which are looking to expand in the future.”

The appointment of the property agents follows TalkTalk’s announcement earlier this year of its intention to consolidate its North West presence by relocating to the Soapworks building in Salford Quays in 2017.

Chris Mulcahy, a director at JLL, commented: “The out-of-town office markets are currently performing well with activity and take-up being above the 10-year average.

“This, coupled with the fact that there is a limited number of opportunities to acquire buildings of around 50,000 sq ft in the out of town office markets, means that both buildings are attractive letting propositions and should compete well in the both the regional and local markets.”
