Plans submitted for 210 homes and 20,000 sq ft gym in Manchester

North West developer Generation Ltd has submitted plans for a project to transform Manchester’s iconic Toast Rack building into a mixed-use scheme.

The proposal includes 210 residential units ranging from one to four bedrooms, in addition to a 20,000 sq ft gym and leisure facility and 7,000 sq ft of retail space.

Generation’s plans for the building, which once served as Manchester Metropolitan University’s Hollings Campus, also encompass an artisan coffee shop and co-working space for residents and members of the public.

The development would be supported by a 24-hour concierge service and include two-acres of amenity space, such as children’s play areas and three gardens.

Generation Ltd acquired the Toast Rack in October 2014 on behalf of investment firm Home Property Group.

Salford-based Paul Butler Associates served as the planning adviser for the application, while Manchester firm Ollier Smurthwaite Architects designed the scheme’s new-build elements, which includes the Stitching block and the Gateway building.

Elsewhere, SixTwo Architects, another practice based in Manchester, redesigned the site’s existing listed buildings. Joule Consulting Engineers provided structural advice.
