Stockport-based Dragonfly chosen for phase two of £2.5m Booth Street project

Dragonfly Contracts Ltd has been tasked with completing the next stage of the multi-million pound transformation of 31 Booth Street.

In the second phase of the £2.5m Manchester project, the Stockport-based interiors firm will be responsible for sequencing building works, external works and mechanical engineering, in addition to installing all flooring, walls, ceilings, toilet blocks, and electrical and mechanical works.

The scheme will also create a new reception entrance and convert the site’s basement-level car park into commercial space.

With completion due in October 2016, 31 Booth Street will include a restaurant and rooftop terrace.

Dragonfly, which completed phase one at 31 Booth Street in May this year, was appointed following a competitive tendering process that involved three other companies.

London-headquartered property firm Helical Bar owns 31 Booth Street, while estate agency Savills is on board in the role of project manager.

Dragonfly director Joe McKenna said: “Phase one consisted of a full strip out of seven floors of the building, which was both extensive and time sensitive.

“We filled a skip every single day for eight weeks and the busy location of the property meant that ensuring the safety of the general public was paramount.”

He added: “Roofing and external works required a full scaffold of the building which we had to coordinate with surrounding properties and Manchester City Council.”

Savills director Nick Taylor commented: “Dragonfly’s open and diligent approach together with their competitive pricing has allowed them to build on the successful completion of the enabling package with the award of the refurbishment package.

“We look forward to working with them to deliver a successful scheme to the market in early Q4 2016 for our clients Helical Bar.”

Dragonfly’s project manager on the 31 Booth Street scheme, Craig Farrelly, said: “This is the biggest project we have undertaken for Savills and Helical Bar and feel proud to be involved and responsible for delivering the project.”
