According to CBRE, the Old Trafford and South Manchester office markets remain resilient

Law firm Simpson Millar’s Old Trafford office changes hands in £1.755m deal

The largest North West office of law firm Simpson Millar has sold for over £1.755m.

100 Talbot Road, a five-storey office building located near the Emirates Cricket Ground in Old Trafford, is now owned by investment company Quasar Real Estate.

The Manchester-based capital markets team of real estate firm CBRE secured the deal on behalf of a private client.

CBRE senior surveyor Luke Wilson commented: “We are pleased to have concluded the sale above the quoting level on behalf of our client.

“The property represented an excellent opportunity for the purchaser to acquire a modern, well-located office building leased to a successful and growing business in Simpson Millar.”

According to CBRE research, the Old Trafford and South Manchester out-of-town office markets have remained resilient over the last five years, with the combined take-up of both markets standing at 700,000 sq ft for the last two.

In Old Trafford, take-up has risen by 50% since 2011. Occupiers based near 100 Talbot Road include food giant Kellogg’s, water company United Utilities, Trafford Metropolitan Borough Council and Greater Manchester Police.

Simon Storer of property investor Jolivet Group, which owns Quasar, said: “100 Talbot Road fits well into our already impressive portfolio, through JPM we will endeavour to forge a close relationship with Simpson Millar to ensure longevity of their occupation, we are continually seeking opportunities of this nature.”
