Buying or Selling Property. Offer accepted, Now what?
Buying a property or selling a property
You maybe a Homebuyer or Investor and if you are selling or buying property then you do need to be ready to move fast to keep your deal on track to exchange of contracts. You mean business which will hopefully mitigate gazumping.
Lets assume that you are selling a property. You have a call from your Local Estate agent and they have advised that a viewing of your property is planned for later in the week.
You begin to check out what needs to be done before the viewing, which lights to leave on, where you will stand and what you will say if it is you showing the Buyer around the property. You know all about the property and what’s Local. The time comes and the Buyer is early, you show them around, and they give a few signals away that they are keen. The very next day an offer is submitted to your Sales Agent. It is above what you had considered to be your bottom line price. All is good. They ask for your Conveyancing Solicitor details.
If you are not ready at this stage the conveyancing process fails at the first hurdle. Delays
Even if you instruct a Conveyancing Solicitor the very same day as the submitted offer, you still need to receive the Client care pack from the Solicitor. Absorb the information and sign any relevant paperwork. You are signing to agree terms of engagement. Once signed you return the paperwork to the Solicitor. The sale transaction can now begin. You may have chosen a Local Conveyancer because you were late or you felt under pressure.
Why not go online to the Homebuyer Conveyancing website where you can compare conveyancing quotes from a national panel without obligation to instruct. You can filter by price, location and by Mortgage lender. When ready you take a quote away and book a timed call to discuss your fully itemised conveyancing quote.
You are in the driving seat now. If you are happy you can instruct, await the client care pack and return promptly. Once an offer is accepted your chosen Conveyancing Solicitor can begin.
Now that saves time, you are on track from day 1 which will helps to mitigate gazumping. Someone that can move fast is what everyone wants.
Don’t delay appointing your Conveyancing Solicitor it helps you and the chain to get conveyancing moving at the earliest opportunity.
You can estimate your sale price and if you know what you can afford you can estimate your purchase price. It pays to make an informed choice on who to use.
