Plans extended for 507-home tower complex on Liverpool’s Pall Mall

Plans for large North Point mixed-use scheme along Liverpool’s Pall Mall are moving forward after being revised and resubmitted to the city council.

First approved in 2008, the proposals were revised in 2012 to allot more time to complete the build but subsequently withdrawn and resubmitted with a number of substantial changes.

According to architects Fletcher Rae, the company behind the plans, the expanded application was a response to a high demand in sales.

The project now comprises additional residential units across four buildings of four, 11, 14 and 19 storeys as opposed to the original six structures. The development will also be delivered in phases instead of a full build single-stage.

Fletcher Rae’s planning application for the scheme outlines the following:

  • 507 residential units, comprising 164 studios, 118 one-bedroom, 179 two-bedroom and 14 three bedroom units, along with 15 duplexes and 17 one-bedroom ‘live/work-style’ accommodation
  • 4,520 sq ft of office space
  • 4,843 sq ft of retail space
  • 31,322 sq ft of leisure space, including a gym, outdoor paddle court, spa and restaurant
  • A 517-space multi-storey car park

Property sector firms Alan Johnson & Partners Structural Engineers, Indigo Planning, Fabrik Landscape Architects, and SCP, Highways Engineers were all involved in the revised planning application.

The North Point development is being put forward by Industrial Workshop Pall Mall Ltd.

If approved, the Pall Mall scheme will be located at the junction of Leeds St and Great Howard Street, along the city centre’s northern edge.
