Building physics consultancy completes move from Harrogate to Leeds city centre

Yonder, the UK Building Physics Consultancy of the Year, has relocated from Harrogate to new offices in Leeds city centre.

Formerly based in Harrogate’s Hornbeam Park, Yonder is now based in Concordia Works on Sovereign Street in the city centre. The consultancy has taken the entire third floor, occupying 3,040 sq ft of space.

Yonder was the first tenant to secure a lease at the 13,922 sq ft Concordia Works, following a £1.5m refurbishment. Situated on the banks of the River Aire, the new-look building has five floors, offering from 2,132 sq ft to 3,040 sq ft of open-plan office space.

Rob Gill, managing director of Yonder, said: “We’re growing fast, with our staff now numbering 12, and have ambitious expansion plans for the future. We needed a new home and there’s no doubt Leeds is ideal, as it’s where many of our existing clients are based and, as a vibrant hub for commercial life, it offers us significant opportunities to expand our business further.

“We also envisage colleges and universities playing a key part in our future development, as we want to attract more bright youngsters, with the right backgrounds and aptitudes, to pursue careers as building physics engineers.

“We know from our own experience that Leeds has some first-class further and higher education institutions, given that some of our current building modelling team attend them, to enhance their professional development.”

Mr Gill added: “We looked at some excellent accommodation during our search for property in Leeds, but only Concordia Works fitted our criteria in terms of size, the nature of its office space and outstanding travel links. Its exposed brickwork and services, with its stripped-back feel, make it all-the-more interesting for people like us in the construction industry too.

“Our team models services in large commercial structures for a living, so it’s perfect for us to be able to see the systems we work with every day.”

Yonder partners with construction professionals, including architects, project managers and contractors, across the UK.

The firm’s team contributes to buildings’ passive design - their use of natural sources like the sun for heating, cooling, ventilation and lighting; leads on their active design, involving deploying non-natural elements, such as boilers and electric lighting, for these purposes; and defines constructions’ ideal renewable energy sources.

The firm delivers sustainability and other benefits to buildings, including reduced construction costs, lower lifecycle running expenses - through factors such as minimised energy consumption - better indoor environments and lower carbon emissions.

Yonder’s building physics team’s relocation follows on from last November’s announcement that they were splitting from their former organisation’s mechanical and electrical engineering arm to become a separate entity.
