The new Staying Cool site was acquired in 2014 by Cringle Corporation

Operator revealed for 41-unit apartment hotel in Manchester’s Village Quarter

Staying Cool, the boutique serviced apartment company, has been announced as the operator for a new residential scheme in the heart of Manchester’s Village Quarter

The 41-unit development, located on Chorlton Street, will see a former cotton warehouse that has stood empty for several years transformed into an apartment hotel.

The site was home to Oliver Peyton’s Mash & Air in the 1990s and acquired in 2014 by real estate firm Cringle Corporation.

Manchester-based Staying Cool was secured by property firm CBRE’s specialist markets team, led by Nick Huddleston, who acted on behalf of Cringle.

Staying Cool was advised by Tony Bray from Pure Real Estate Solutions and won the contract following a competitive tender.

The two parties have now signed the terms for the scheme and submitted a joint planning application. Halliday Meecham is the architecture practice on the project, while Euan Kelly Property Solutions is appointed as planning consultant.

Subject to planning approval, Cringle will get the restoration and renovation works underway this Autumn. Staying Cool is forecast to open its doors on Chorlton Street in late 2018.

Cringle director Joshua Senior said: “Given the location of the building and its particular loft style features and appeal, interest in leasing the site was significant with strong bids received from a range of regional, national and international operators.

“We selected Staying Cool for their forward-thinking business style, attention to detail, quality and award-winning brand.”

Staying Cool co-founder Paul Taylor commented: “The building is a real gem, a classic Manchester warehouse, with tonnes of character.

“We believe that the significant redevelopment schemes in the immediate neighbourhood, including Kampus across the road, make this a perfect location for a design-led apartment hotel by Staying Cool.”

The scheme represents the first of a joint partnership between Staying Cool and leisure operator Bespoke Hotels that will see the former’s brand rolled out across the UK.

Staying Cool already has a 45-unit apartment hotel at Birmingham’s Rotunda.

Paul Taylor continued: “We’re delighted to be able to announce this new scheme – one of a number over the next few years as we move ahead with our ambitious expansion plans.

“We are especially pleased to be opening in Manchester as it is the city where our story began.”

The chair of Village Licence Businesses Association, Phil Burke, said of the development: “We are really excited about bringing Staying Cool into the Village Quarter and reinvigorating this fantastic building for a new lease of life as a boutique apartment hotel.’
