Picking an estate agent? Three reasons to ‘buy local’

From fixed fee online sales, to guaranteed home buyer companies, and now companies renting homes as short-term holiday lets whilst up for sale – the variety of estate agent business models has never been bigger.

With a high-profile BBC radio documentary addressing this very topic, it seemed a good excuse to take a closer look at the role of an estate agent. In many ways the job is easily condensed – we sell houses.

However, buried into that seemingly simple description is a myriad of work to ensure the goal is reached, primarily a deep understanding of the local market.

When we talk about the local market we don’t simply mean a knowledge of where the best shops and attractions are (although that can’t hurt!) With so many alternative options, here are just a few of the reasons why, when it comes to selling houses, local may be best.

What’s your competition?

Having an idea of availability of similar properties in the area can prove huge help when it comes to being realistic about how your house may sell and what it could fetch. Local agents are best placed to spot trends and gaps in the market too, helping you sell at the optimum time.

The personal touch

Having an estate agent on the doorstep allows you to not only keep in regular contact but, crucially, it means there is a helping hand when it comes to preparing the property for sale. Rooms can be professionally dressed for photos, agents are on-hand to help with viewings and just around the corner should any concerns arise.

Priced nice

Whilst plenty of websites can offer comparisons with other homes in the area, a local agent will be more in-tune with your marketplace and can offer you a realistic price to help ensure a quick sale without the need for weeks of reductions.

Of course, ultimately sellers will be driven by their priorities but, whether this is to sell quickly, sell for the best price or sell with the minimum amount of fuss, looking close to home for your agent could be the key.
