Largest ‘traditional-built brick building’ in Marylebone worth £92m completes ahead of Brexit deadline

A duo of developers have completed on a £92m building in London’s Marylebone.

The development, led by contractor Coronado and designed by Shard Architecture, was given planning permission in 2016, taking three years to complete.

Providing 32 one, two and three bed apartments and duplexes across five storeys, the development has been assembled using over 116,000 York handmade bricks of contrasting colours by a team made up of 80 per cent EU nationals.

The development will also feature a 24-hour concierge, media lounge, secure underground parking, ensuite bathrooms and bespoke kitchens. The building’s ‘living roof’, with Sedum plants and Photovoltaic panels, also offers secure bicycle storage and electric car charging points.

Previously used to house police offers who served during the Brixton and Poll Tax riots, the building’s new look has been designed to compliment the surrounding Georgian and early Victorian era terraced brick townhouses in the surrounding local Molyneux Street Conservation Area.

Peter Wetherell, chief executive of estate agents Wetherell, commented: “There’s been a push to get this building ready before the 31st October Brexit deadline, as the property has been created by artisans, including many craftsmen from the EU.

“A ‘hard Brexit’ may see us unable to attract skilled traditional workmen, and also unable to source high quality specification items. We may end up reliant on factory prefab or concrete, glass and render panelled structures and that would be a huge loss to London.”

Peter Preedy, director of residential development JLL added: “JLL are delighted to bring One Molyneux Street to the market. This is the first new development of any scale to reach completion in this thriving part of Marylebone and is representative of the neighbourhood.”
