‘Iconic’ new Camden development to deliver sustainable offices and new apartments
W.RE, the London based real estate developer and asset management firm, has appointed RX London and Cushman & Wakefield as joint agents to oversee the pre leasing of St Pancras Campus, a 250,000 sq ft mixed-use scheme in Camden.
The project incorporates flexible office, light industrial space, and two residential buildings providing 33 apartments, centred around a carefully landscaped pocket park which will aid pedestrian connectivity and improve biodiversity in the neighbourhood.
Located between Kings Cross and Camden Town in the heart of London’s Knowledge Quarter, the commercial block provides 130,000 sq ft of contemporary office space plus a further 30,000 sq ft of workshop and maker spaces designed for the creative and knowledge-based communities.
The architecture of the building offers an extensive shared six-floor terrace, a communal roof top and open spaces. Working with Caruso St John Architects, W.RE turned the previously underused industrial site into a sustainable building that uses on-site energy generation to help power the all-electric buildings and deliver a fully decarbonised grid.
St. Pancras Campus will be 100 per cent electric with all heating provided via air-source heat pumps, and no fossil fuels used on site. The insulation and air-tightness standards go “significantly beyond regulatory requirements” to keep energy consumption to a minimum, while high performance glazing and shading helps to avoid overheating.
The project is expected to achieve a BREEAM Excellent rating and be net zero carbon in operation. St Pancras Campus is due to be completed in Q1 2024.
