Plans for £100m Oldham mixed-use scheme revealed
Proposals have been unveiled for an ambitious £100m mixed-used scheme comprising a 700,000 sq ft business park and hundreds of new homes on a 121-acre site in Oldham.
If planning permission is granted by Oldham Council, the scheme would be developed by Foxdenton LLP, a joint venture owned by Bolton-based Seddon and Oldham-based Grasscroft Property Company.
The developer says the scheme will deliver a major boost to the local economy bringing more than 1,500 jobs and up to 500 new homes.
It sets out proposals for the 49-hectare strategic site at Chadderton, on the western side of Oldham, with an outline application for the logistics, industrial and office development, together with a high-quality development of family homes and over 20 acres of new public open space.
The site, around 2km west of Oldham town centre, has been earmarked for residential and employment development by Oldham Council. Michael Coulter of Foxdenton LLP says: “These plans will create a sustainable and thriving community with significant benefits to the local economy through new employment opportunities and high-quality new housing which will both meet the needs of existing residents and attract new people to the area.” Mike Rooney, partner at WHR Property Consultants and joint agent on the scheme, says: “The site is superbly located at Junction 21 of the M60 motorway and close to Junction 20 of the M62. “We are confident that with its excellent transport links and position at the heart of the Greater Manchester conurbation, the business park will appeal to a wide range of local, regional and national occupiers.” Daniel Burn, director of industrial and logistics at Jones Lang LaSalle in Manchester, which is advising Foxdenton LLP on the commercial element of the scheme, added: “As well as offering a range of high-quality warehouse, manufacturing and office buildings, the business park is able to accommodate up to 450,000 sq ft in a single unit.” The proposed residential development of up to 500 homes will offer a mix of semi-detached, detached and mews homes with attractively designed two-, three-, four- and five-bedroom properties. The application includes a new link road through the site which will help reduce traffic on Foxdenton Lane. In addition, a number of new vehicle access points to the site from the local road network are proposed. As well as Jones Lang LaSalle and WHR, Foxdenton LLP has been advised by an experienced technical team of consultants including HOW Planning, who have prepared the planning application and the Environmental Impact Assessment, 5 Plus Architects, who have masterplanned the scheme and Curtins Consulting, who have provided highways and transportation advice.
