Ilkley's Opus North hits Chester for six
Opus North, the West Yorkshire property developer and investor, has completed six new deals at The Exchange, the substantial mixed-use complex in Chester city centre.
The 60,000 sq ft Exchange, which was previously occupied by British Telecom, is situated in St John’s Street, opposite the Roman Amphitheatre.
The Grade A, three-storey office building, which has been comprehensively refurbished by Ilkley-based Opus North, is now fully let, apart from two small 600 sq ft suites.
The new tenants are: Advanced Recruitment Ltd, who have taken 2,260 sq ft of office space; Optical Express (1,740 sq ft); Exchequer Solutions (3,690 sq ft); civil engineers Ramboll (8,218 sq ft); recruitment company Avanta (4,200 sq ft) and Axis Recruitment (3,390 sq ft).
The rent is in the region of £12 per sq ft.
“The Exchange is a superb mixed-use building,” said Andrew Duncan, director of Opus North, “and these six deals underline this. We are delighted to have completed them in a challenging market for commercial property.”
He added: “Our retail tenants include national names like Travelodge, Pizza Express and the Pitcher and Piano, making the Exchange a destination location in the heart of Chester.
“The ground floor retail part of the Exchange covers 13,500 sq ft, and we only have a restaurant unit of 4,000 sq ft left to lease.”
“The Exchange, which has its own on-site car parking, is superbly located close to Chester’s main retail and leisure facilities.
“In addition, Chester’s main bus station is approximately half a mile away whilst Chester’s mainline railway station is nearby, with regular services to Manchester, Liverpool and London Euston.”
