Knight Frank appointed on final stage of landmark Sheffield scheme
Knight Frank has been appointed as joint agents on the proposed third and final stage of a landmark development in Sheffield city centre.
Detailed plans for a ten-storey office block at St Paul’s Place, which would complete the suite of state-of-the-art commercial buildings in the Heart of the City, have been submitted by Manchester based developers, CTP, with the Sheffield office of Knight Frank and BNP Paribas appointed as agents.
Knight Frank Partner Peter Whiteley said: “We have been involved in at St Paul’s Place since the scheme was granted outline planning permission in 2006, so it is fitting we will be there for this third and final stage, too, and see the landmark scheme through to completion.
“The development has already attracted key office occupiers including DLA Piper, Royal Bank of Scotland, Barclays Bank and The Department for Education.”
“This is very welcome news indeed for Sheffield and should buoy the city centre office market, delivering much needed prime grade A accommodation within the central core.’
Architects Hodder + Partners were commissioned for the design of 3 St. Paul’s, located near the Peace Gardens, Millennium Square and Tudor Square. The development is also well placed for access to the prime retail core and benefits from excellent transport links.
The ground floor will provide two office suites, one fronting onto Norfolk Street and the second onto Millennium Square, above which will be nine storeys of prime offices, commanding excellent views.
The gross area of the building will be 100,000 sq ft with the available office element approximately 76,000 sq ft and benefiting from secure basement car parking. The high quality flexible design of the building will enable suites from approximately 2,000 sq ft upwards, to meet market demand.
Added Peter: “Combined with the progress of the new Moor Retail Area, this could well prove to be the start of a new chapter of development for the city centre.”
