North Yorkshire holiday park on the market for £1.625m
Upper Carr Holiday Park in Pickering, North Yorkshire, has been placed on the market through the Leeds office of property advisers Colliers International with a guide price of £1.625m for the freehold asset and business as a going concern.
On behalf of F&S Leisure Limited, Colliers’ specialist Parks, Sports and Marinas team is offering the well-established holiday static and touring caravan park, located in one of the most popular touring caravanning areas of the North of England.
It features 43 static caravan pitches, 46 touring caravan pitches, three timber lodges and three state of the art camping pods.
It is an English Tourist Board 4 star park which includes a tea room (let to a third party), amenity block, children’s games room and four-bedroom residential accommodation.
Richard Moss, director of parks, sports and marinas at Colliers International, said: “The park has been skilfully developed since the current owners purchased the park in early 2010, during which time there has been an ongoing transition of touring caravan pitches to static caravan pitches.
“The new owner has the option of continuing this trend (subject to planning) and obtain sale profits from the sale of holiday homes or continue to operate the highly successful touring element of the park in this primary touring location.
“Upper Carr offers an excellent opportunity for a new or established holiday park operator. The investment, coupled with excellent location has resulted in the continued growth during the vendor’s ownership, which a new owner can take over and continue to take the park to its optimum trading level.
“There is a market shortage of such well-located and profitable holiday properties – making this an opportunity one not to be missed.”
