Canmoor appoints agents following acquisition of Lawnswood Business Park
Following its recent acquisition of the Lawnswood Business Park in Leeds, Manchester-based Canmoor has appointed agents to market its office space.
Commercial property group Canmoor purchased the business park, which boasts 150,000 sq ft of office space, along with another in Birmingham, in November for £70 million.
Existing agent CBRE has been retained and Jones Lang LaSalle has been newly appointed to replace BNP Paribas to market the available office space.
The office park, located within the popular northern outer suburbs of Leeds, comprises eight detached buildings currently let to a number of high quality government and corporate tenants including; The Secretary of State, Bupa Care Homes, The British Medical Association, Fuel Card Services, Aramark and First Actuarial.
CBRE and JLL will be marketing up to 40,000 sq ft of available space in suites from 1,800 sq ft upwards.
Jonathan Shires, director of office agency at CBRE Leeds, said: “Lawnswood Business Park has strong occupier appeal due to its established location, modern office accommodation and good connectivity to Leeds and beyond.
“The recent acquisition by Canmoor has placed renewed focus on attracting new tenants and we are able to offer competitive, flexible packages to suit a range of occupiers.”
Richard Thornton at Jones Lang LaSalle, added: “Lawnswood Business Park is really well placed to capitalise on a shortage of high quality offices in the north Leeds area. We forecast a continuing increase in demand for the out of town market in 2014 on the back of a strong performance in 2013 with take up being 500,000sq ft. Canmoor have timed their purchased well.”
Ian Murray at Canmoor added: “Canmoor are delighted to progress plans on Lawnswood Business Park, we identified the property as the premier business park north of Leeds and given the strong occupier market and high quality office accommodation provided on site we anticipate a strong 2014.
“CBRE and JLL will be marketing the vacant space which will be further improved by our significant investment in improving the quality of the office accommodation and on site amenities to suit the modern occupier’s needs. We are also exploring possibilities for an onsite café and a shuttle bus linking the Park to Horsforth Station, Headingley and Leeds City Centre.
“Our intensive asset management has already led to a lease renewal with Penna PLC and we are in further discussions with other occupiers from both on and off the Park for new space.’’
