Chartered surveyors help industrial estate continue to thrive

Chartered surveyors Sanderson Weatherall have ensured that units on a County Durham industrial estate continue to make an economic contribution to the area.

Two buildings at All Saints Industrial Estate, Shildon, due to be vacated by The Almit Group following the transfer of all its County Durham operations to the former 180,000 sq ft Amdega facility in Darlington have been sold and placed under offer respectively. Almit who expect to increase their workforce by 50% will have invested up to £5m in re-locating their four sites to the new supersite in Darlington.

Sanderson Weatherall’s Teesside office has been marketing units 10 and 12 on behalf of Almit.

Unit 12 comprising of 35,000 sq ft has been acquired by T&G Automotive, of Shildon, which produces axles, suspension and air tanks for the commercial vehicle industry, for an undisclosed sum. “The relocation to the new premises will provide the additional space required for the planned substantial investment in new production technology and thereby allow T&G Automotive Ltd to increase the production output of air reservoirs significantly,” stated T&G’s Alan Hardy.

Building 10 comprising of 20,000 sq ft which encompasses a workshop, offices, a mezzanine floor, an enclosed yard, secure car parking and 1.57 acres of undeveloped land at the rear, ripe for expansion, is under offer and due to complete in May.

Jonathan Simpson, Partner at Sanderson Weatherall, said: “Acting on behalf of Almit and assisting with their relocation has been particularly rewarding. I met with Almit towards the end of 2012 to discuss their major expansion plans. Having identified the suitability of the Amdega facility, we were able to agree the sale of their two existing buildings in Shildon simultaneously. This has enabled Almit to decommission the two buildings and re-fit their new facility in Darlington.

“Throughout the 15 or so months that the buildings have been under offer we have continued to field serious enquiries for the both of them, which perhaps illustrates both the shortage of industrial buildings in the locality but also the continuing strength of the market.”
