Ultra Violet gives ultra fast property sales

A straight-talking North East house doctor has compiled her top tips on how to sell or let your property as fast as possible and prove everyone’s home can be a castle.

Enterprising Durham-based interior designer Violet Harrison is on a mission to get the housing market moving and has helped thousands of high profile clients across the country to “stage” their properties so they are snapped up by buyers or tenants as fast as possible and for the asking price or higher.

And now she has packed 25 years of experience into an eBook - a simple and easy-to-read guide that promises to give readers a different perspective on selling or letting your house fast and for the best price.

Through her company “Quick House Sales”, she also provides personal consultations on how to give property the wow factor and delivers talks across the UK on how to transform the unsellable into the desirable.

Violet is also contributing to the region’s economy by employing her team of skilled North East tradesmen including a plumber, carpet supplier, heating engineer, builder and painter to carry out the transformation.

Not afraid to speak her mind, Violet will tell you if your favourite wallpaper is actually hideous or that clutter is not “homely” it’s a mess, or that dead plants in pots on the doorstep do not make a good first impression.

Cats on kitchen work benches, peeling paint; light bulbs that don’t work and lingering wafts of last night’s dinner are all other common failures she has seen all too often.

And Violet gives homeowners and landlords the honest truth that can help them win the hearts of buyers and tenants.

“Your home is a major investment, and you want the maximum price for it, and rightly so,” explains Violet. “If you were selling your Rolls Royce, would you not want to make sure that it is looking in tip-top condition, and everything is working, ready to take out on to the road? So why should we expect someone to spend serious money on something that is ‘frayed at the edges, tired, dull, and falling apart in places’

“But sometimes when we’re working hard the small things can just creep up on you without you seeing them, it happens to us all. Something to remember is what we don’t see, a buyer will.

“The first couple of minutes and the approach to the property as well as the entrance area is so important.

“Some people think that clutter makes the place look homely, well that’s just rubbish, it is more likely to look untidy. Potential buyers will not necessarily love that favourite blue wallpaper too. You have to remember you are staging it for the buyer and not for you to live in.”

Violet’s first success was helping an elderly couple that were having trouble selling their £800,000 home where they had lived for more than 30 years.

Violet sensitively organised a de-clutter, a coat of neutral coloured paint and a few minor repairs which led to a very quick sale.

She now works with clients across the country and her expert eye and company’s services are in increasing demand in London.

Her book includes her guide to knowing what buyers and tenants are looking for, the must-dos when preparing your property for sale or let and the 10 common mistakes that sellers and landlords make.

Ensure the entrance to your property looks as good as possible

Add an eye-catching feature to a room to give it the wow factor such as a vase, candles or painting

De-clutter and keep ornaments and photos to a minimum

Keep pets out of the way when viewers come round

Hide dirty shoes

Try to mask smells such as stale cooking

Brighten the colour scheme

Add fresh flowers
