Hat trick of Yorkshire deals for Fox Lloyd Jones worth over £7.5 million

Leeds-based commercial property agent, Fox Lloyd Jones, has completed a hat-trick of deals in as many months with a combined transaction value of £7.5 million

The deals cover the whole spectrum of the property market and are spread across Yorkshire including a prime city centre office investment in Sheffield, a large 20 acre manufacturing and industrial complex in Liversedge, West Yorkshire and a high quality residential investment scheme in Wakefield.

The office investment is St James House in Sheffield city centre, which was sold for £2.35 million. The building provides approximately 57,000 sf ft of modern office accommodation over 11 floors with dedicated parking.

Much of the building is let to tenants including IBM (UK), Turner and Townend, Breast Cancer Care and Line Communications.

An extensive 235,000 sq ft industrial complex in Liversedge was recently sold for £2.85 million. It was formerly the home to Birkby’s Plastics and offered a number of large interconnecting industrial units, warehouses and stores. The site, which is felt to have future redevelopment potential, extends to approximately 19.7 acres.

The third sale involved a high quality residential investment, with a successful housing scheme in Wakefield, and consists of three detached blocks of apartments. The three blocks incorporating 35 apartments was generating £17,450.00 pa in income, and has been sold as a fully let investment to a private investor for in excess of £2.3 million.

Speaking of the deals Paul Fox of Fox Lloyd Jones, said: “Activity across all sectors has seen a notable upturn in 2014 and, aside from brisk investment activity, it is encouraging to see owner occupiers making commitments to move, underlining improving optimism and access to funding.

“This improving confidence is being reinforced in a raft of other live sale and acquisition discussions we are handling for occupiers”.

These sales are in addition to that of the Yorkshire Post building in Leeds, which was sold by Fox Lloyd Jones on behalf of Johnston Press in March.
