North East development firm funds Scottish project worth £18 million
A new era is beginning for one of Scotland’s most prestigious Georgian mansion houses, with thanks to All Saints Living, a privately owned development company based in Newcastle.
Larbert House in Stirlingshire is being transformed into an £18 million residential development in conjunction with local developer, Strathyre Properties, creating more than 50 jobs.
Strathyre Properties, headed up by managing director Grant Keenan, who lives in Larbert, will carefully restore the ruined house and develop the property’s estate into a mix of luxury apartments and family homes, funded by All Saints Living.
Grant, who has more than 20 years’ experience in the house building industry, says: “The launch of the Larbert House and Country Estate is literally a dream come true – Larbert House has a magnificent history and was once an exceptional example of Georgian elegance, but it has not been occupied since the mid-90s and fell into extreme disrepair.
“A fire in 2006 reduced the house to a ruin, but I could always see the potential to restore it and bring the whole estate back to life. I attempted to obtain funding for this prestigious development through various channels over a period of months, and eventually was introduced to The High Street Group through a broker, and they saw the true potential of the project and what I hoped to achieve.”
Managing Director, Willi Thompson said “A major aspect in our rapid success has been our use of joint ventures in the majority of our projects. We have a strong entrepreneurial culture and we are always actively seeking further projects that suit the company profile. We pride ourselves on our flexibility on how we acquire opportunities to best meet the requirements of all parties.”
Willi added “We are extremely excited to be part of this unique redevelopment of a listed mansion in the Heart of Scotland. There has been extreme interest in the project already, with over £3.5m worth of properties being sold before we have advertised the homes. This is the first of many projects All Saints Living will be launching this year.”
Work has already begun on site and the first residents at Larbert House and Country Estate are expected to move in by Christmas 2014.
