Motivated Seller + Committed Buyer; A Perfect Sale.
A seller at the recent North West Property Auction received a fantastic result after selling her inherited three bedroom, semi-detached property for 30% above her property’s starting bid. On 17th February, the North West Property Auction hosted its first event of 2015 at the Village Urban Resort, Whiston where the property on Central Avenue went under the hammer.
The 3 bedroom property listed by Jordan Fishwick, one of iam-sold’s partner estate agents, had an agreed starting price of £119,950. Although the property required some modernisation, it provided an ideal opportunity for a superb family home for any buyer, whilst retaining its period features that gave the property its unique character and charm including original stained glass sash windows, ceiling cornice and picture rails. The property also offered two reception rooms and a front and rear garden, both desirable features for any family home.
Using intelligent marketing techniques, iam-sold’s North West Property Auction generated fantastic levels of interest for the seller’s property, including 37 viewings in the lead up to the auction event. These techniques maximised the property’s exposure, thus increasing the amount of interest and bids on the property. These tailored marketing techniques have been designed to work specifically for properties sold through the iam-sold’s modern auction method. The modern method provides opportunity for not just investors to purchase properties, but first-time buyers and families too, offering the option to buy with a mortgage should it be the appropriate solution for them. The property sold for £156,000 and the seller could not have been happier, commenting:
“Many thanks for all your efforts and input regarding Tuesday’s outcome. I think I can safely say that my Mum would have approved of the results.
I am so relieved that the initial hurdles of house sale are taken care of, and that we are one step closer to, hopefully, a smooth settlement and completion.“
The property now has 56 days for the sale to exchange and complete; these fixed timescales ensure that both parties are happy with the sale and that it concludes within a reasonable and secure time frame.
David Vine, Business Development Manager for the North West Property Auction commented on the first event of 2015:
“It was a massive success with a really diverse lot list and therefore a very well-attended room. Selling 86% of properties on the night was a great result but more importantly, to see some of the bidding levels go well beyond our vendors expectation was exceptionally pleasing. The high volume of viewings our properties received show that there is a really good market for sellers who want to achieve great value but have more security than in the open market. Our star of the show was JB & B Leach Estate Agents in St Helens who only joined our network in January this year but sold all three of their lots on the night, a great effort!”
iam-sold welcome anyone interested in buying or selling and urge any sellers to get in touch should they wish to list their property through the next auction on 31st March.
