Two Leeds city centre venues hit the market as leisure scene continues to grow
Two new opportunities to join Leeds’ ever-growing leisure scene have just been released onto the market.
The newly available retail and leisure premises, which are being marketed by Fox Lloyd Jones, are located at 28 – 32 Bridge End and 32 The Calls and consist of a bar and late night venue, as well as a restaurant and café.
Approximately 50 new outlets opened in the city last year with additional ones continuing to open regularly this year including, most recently, the Alchemist on Greek Street and Be at One at the Electric Press.
The Bridge End property, adjacent to the Adelphi pub, provides a self-contained fully fitted 300 person capacity bar venue with open plan accommodation over ground and basement level extending to approximately 3063 sq ft.
As well as planning permission for A1, A2 and A3 uses, the venue also has historic licensing as of 2014 to three am.
In addition to being part of the popular drinking circuit of Call Lane and Brewery Wharf, the venue is close to the city’s established office and retail quarters, including ASDA’s head office.
The 190 sq ft property on The Calls is located in a prominent position on the Leeds ‘Loop’ road, with excellent signage and display opportunities. It is also close to the city’s many leisure and drinking establishments, office occupiers and residential apartments.
Furthermore the property, which has planning consent for retail, restaurant or café with room for external seating, is adjacent to the significant mixed use scheme being developed by Marshalls which will include 77 luxury apartments, within three buildings, with ground and lower ground leisure accommodation.
Nick Salkeld of Fox Lloyd Jones said: “These two properties provide much needed supply to the market after one of its busiest periods following the opening of Trinity Leeds which provided the catalyst. They offer excellent sites for those operators wanting to enter the booming leisure scene in Leeds.
“The demand for leisure outlets shows no sign of abating and as a result ready-made properties able to accommodate such businesses are reducing rapidly.
“While both these properties are in a vibrant and well populated area of town, each has its own appeal. The larger premises on Bridge End is ideal for those operators looking for a bar, restaurant and/or music venue, while the smaller unit on The Calls is perfect for someone who wants to open a pavement café or kiosk.”
