Leeds’ Thorpe Park office scheme receives £750k investment
Clients of Commercial Estates Group (CEG) is set to invest more than £750k to refurbish a 22,987 sq ft office building at Thorpe Park Leeds.
The new build will provide state of the art office space on the rapidly expanding mixed-use development.
The office, located next to junction 46 of the M1 and six miles east of Leeds city centre, will feature onsite parking for 123 cars and will be able to operate as a self-contained headquarters standard office building if necessary.
As well as this project, Thorpe Park Leeds has planning permission for a large 200,000 sq ft development of retail leisure space, which includes a cinema, sports facilities, cafes, bars and restaurants.
Furthemore, planning approval to build 300 new homes was also granted at the star of the year.
The major refurbishment contract was won by AMH Workspace Limited. Once complete, the building will feature open plan office space over ground and first floors with new air conditioning, raised access flooring, energy efficient lighting and on site shower and cycle storage facilities.
Nick Salkeld of Fox Lloyd Jones, appointed to jointly manage the letting on behalf of the
property owners CEG, said: “There is a limited supply of self-contained office space around Leeds suitable for a headquarters facility, so this provides a perfect opportunity for a local business to develop its presence or for a business outside the area to invest in the region.
“This is an excellent time to relocate to Thorpe Park now that planning has been granted and work has started on site. It will be a truly mixed use community with excellent transport links, providing a premier business location for companies who want to move to a vibrant office development on the outskirts of Leeds.”
Richard Thornton of joint letting agents JLL, added: “CEG’s commitment to speculatively refurbish the building is testimony to improving market conditions. With a lack of truly grade A availability at Thorpe Park it is well placed to capitalise on current levels of market demand with good prospects for strong asset performance”
