Birchwood Park in Warrington set for additional warehouses

The firm in charge of Warrington’s Birchwood Park, PATRIZIA, has started constructing a new 53,018 sq ft speculative development to meet the increasing occupational demand of the North West’s business community.

Work is now underway on the site, located on Cavendish Avenue, as is expected to be complete before the end of the year. Once the development is finished, Birchwood Park will be offering three new self-contained warehouses and additional office space.

The park’s managing director, Jonathan Walsh, said: “Cavendish Place will be addressing the strong demand we’ve received from SMEs for bespoke space in the North West and as the project moves forward we are seeing interest for a variety of uses including labs and production units.

“It is through real estate investment of this kind that we can continue to support Warrington as a thriving business destination driving recruitment and productivity over the coming years.”

He added: “The development is following in the footsteps of the successful Cavendish Place and we are looking forward to delivering impeccable warehouse and office space that our occupiers won’t find anywhere else in the area.”

Birchwood Park, which comprises 1,189,000 sq ft of space, is currently home to more than 165 businesses.

The MD of PATRIZIA UK, James Muir, commented: “Supporting Birchwood Park is at the heart of our strategy to invest in high-growth locations across the UK.

“The North West is particularly benefitting from investment that drives growth in not just its major cities, but other up-and-coming local economies in the region, creating a strong demand for high quality mixed-use spaces.”

James continued: “We can’t wait to see the finished development and to continue our work with Birchwood Park strengthening our ever-growing portfolio.”
