Full plans submitted for Manchester’s St. John’s development

Property investment firm Allied London has submitted the planning applications for all the phases of its St. John’s project in Manchester.

Set to occupy land in the city centre once used by ITV, St. John’s will be a new neighbourhood for enterprise, living and culture. The plans submitted were for The Villages, The Riverside, St. John’s Place and Trinity Islands, which will be the first vertical village in the city.

Michael Ingall, the chief executive of Allied London, said: “We intend to foster a close relationship with all future members of the Trinity Islands and St. John’s community from the outset.

“Our strategy will see Allied London engage with future residents of these new neighbourhoods and will allow them to help mould the communities in which they live.”

He continued: “Continual public engagement and feedback has always been a key part of the development of St. John’s. Allied London is leading the way in this kind of bottom-up strategy, and we are continuing this process with the creation of this new community-focused role.”

The Riverside element of St. John’s comprises green space and seating areas along the River Irwell, as well as two residential towers, while the submission for The Villages includes low-rise residential buildings with retail and commercial space.

The application for St. John’s Place details a cluster of four buildings, including a 50-storey tower comprising around 280 apartments and 180 hotel suites, as well as a separate 150-bed apartment hotel and two other residential buildings.

Elsewhere, the submission for the Trinity Islands vertical village, which was designed by Leeds-based architecture firm Child Graddon Lewis, consists of 1,200 homes spread over six interconnecting towers on a 4.7 acre site.

If planning permission is granted, Allied London intends to begin construction work next year.
