Landwood Group brings prime Batoyle site in Huddersfield to the market
The Landwood Group, a Leeds firm of chartered surveyors and auctioneers, has disposed of the unused plant and assets of the Batoyle Freedom Group of Huddersfield and prepared the company’s premises for sale.
Batoyle’s 25,000 sq ft premises in Milnsbridge, which was a blending facility, is set to hit the market as a prime industrial property site with refurbished units by Leeds property consultancy Dove Haigh Phillips.
The machinery and business assets team at the Leeds office of the Landwood Group have sold the equipment in the buildings. Batoyle owned a specialist range of assets, including blending and storage vessels and laboratory analysis equipment, meaning it was a complex task to sell and remove the assets, clear the site and prepare it for the market.
Richard Parkinson, director of the Landwood Group, explained: “There were 30 external tanks, some over 30 feet high. In addition a further 50 internal tanks each holding 7,000 litres or more held in the roof void 40 foot above ground. The only way of removing them was to remove parts of the roof and use heavy cranes to lift them on to the ground
“The cost of moving some items was greater than their value. It was decided the best way forward was to lift things out, then remove the heavy supporting steel work with mezzanine floors.
“This allowed the large mixing vessels on the ground floor to be taken out. Most items were sold to be collected from the ground floor thus maximising the realisation and economising on the cost of heavy lifting. The removed plant went all over the England and as far north as Aberdeen. Some of the laboratory equipment even went to Dubai.”
Mr Parkinson added: “The client now has a clean, tidy and empty and safe site. The total time scale from beginning to end was some three months.”
Mike Dove of Dove Haigh Phillips also said: “The Landwood Group has done a superbly professional job in getting this strategically important site ready for the market. It now has the potential to be a first-class industrial property location, close to both the centre of Huddersfield and to Yorkshire’s excellent motorway network.”
