Wirral law firm to launch Liverpool office in biggest letting of 2015

Carpenters, a law firm on the Wirral, is opening its first Liverpool base in what has become the city’s largest office space letting of the year.

Birkenhead-based Carpenters snapped up 19,403 sq ft at No1 Tithebarn on a six-year lease, with the Liverpool office of real estate firm CBRE and property consultancy Worthington Owen acting as joint agents.

The 115,000 sq ft, eight-storey office building in the heart of Liverpool’s Central Business District sits directly above Moorfields Station. Owned by property investment firm Jolivet Group, the site is currently being refurbished.

Jolivet Group’s Simon Storer said: “We are delighted to have secured the largest letting this year in Liverpool’s CBD within No1 Tithebarn.

“This significant deal demonstrates that the time was right to invest in this prime building and that occupiers place a high value on location and quality.”

He continued: “We are looking forward to welcoming yet more occupiers to our tenant mix as refurbishment works will continue to further enhance the building.”

Carpenters’ Liverpool launch follows medical reporting firm Speed Medical’s move to the building announced in September.

CBRE Liverpool’s senior surveyor, Andrew Byrne, commented: “This is an excellent result for No1 Tithebarn and demonstrates the appeal of the building and the positive response to the investment into its internal upgrade.

“It is also good news for the Liverpool city centre office market that a deal of this magnitude has completed after several months of much smaller transactions.”
