Major North Yorkshire mixed-use regeneration opportunity for sale
An 18 acre, North Yorkshire development opportunity site with planning in place for a major mixed-use regeneration scheme is now for sale.
The residential development team at CBRE Leeds, acting jointly with Gent Visick, has brought the development to the market.
Located on Station Road in Pannal, North Yorkshire, fronting the A61 and opposite Pannal railway station, the extensive site previously housed the Dunlopillo Latex Foam Factory.
The site is currently used as a multi-tenanted industrial facility and full vacant possession is to be gained in September 2016. The 18 acre parcel includes an additional area of pasture land fronting onto the A61 where a new dedicated access will be built directly into the site.
Furthermore, planning permission has been granted to demolish the existing buildings and transform the site with new homes and employment space via B1 office use and A1 retail units. This is in addition to the new care home element which has already been sold to Vida Healthcare, who will start on site in 2016 building a care facility.
Pannal is a rural village within the prime commuter belt to the south of Harrogate, just 9 miles from Wetherby and 13 miles north of Leeds. The A61 runs through the village, providing commuting and transport links. The village mainly comprises residential units, with the immediate surrounding area being mixed use, consisting of light industrial, retail, vehicle showroom and residential.
CBRE and Gent Visick are seeking offers on a subject to planning basis by 22nd January 2016.
