269 new apartments planned for Leeds brownfield site
A significant brownfield site located outside of Leeds city centre could be transformed into a major new homes development, consisting of 269 apartments as part of a recently submitted planning application.
Leeds-based Brewster Bye Architects has designed the development, which could see five modern buildings constructed on a redundant 1.25 hectare site on Buslingthorpe Lane, close to Scott Hall Road.
The scheme would be developed by Stage One Development and Partners.
The land is in an area known as Hill Top Works and is currently occupied by a semi derelict mill building and former tannery, most of which has been unused and derelict for more than 20 years.
Chris Austin, managing director at Brewster Bye Architects, said: “The Sheepscar district of Leeds was once home to a thriving leather industry but the former tannery on this site has largely fallen into disrepair over the last century. Today only a few remnants of the original mill remain, including a distinctive boundary wall and chimney, which have both been incorporated into our designs and would become focal points within the landscape of the development.
“If it’s successful, this scheme will complement several other residential developments that are being built in the area and breathe new life into this neglected site. Five per cent of the one, two and three bedroom apartments will be affordable homes and a quarter of the site’s footprint would be amenity space with extensive landscaping that will tie into the wider environment. The creation of a 143 space underground carpark will maximise the green and open space throughout the development.”
Chris added: “The elevated position of Hill Top Works means many of the homes will enjoy far reaching views across Leeds and a key feature of the development will see its five buildings stepped in height, along the natural contours of the site which will flood the open spaces with natural light. All this will combine to create a high quality development, with a standout design that helps to forge a real sense of community, just over a mile from Leeds city centre.”
