Marrtree sells West Yorkshire residential site for £650k to Tees Valley developer

Harrogate developer Marrtree Developments has sold a 1.3 acre greenfield residential site at Shelf, near Halifax, to housebuilder Mandale Homes for £650k.

The ‘Valley Close’ site, which has permission for 13 family homes, is located in the commuter belt of both Bradford and Halifax, and the housebuilder will be breaking ground this month to build the three-and-four-bedroom homes which will start from round £183k.

Stockton-on-Tees-based Mandale Homes specialises in building small development sites across Yorkshire and the North East.

This will be the homebuilder’s fourth Yorkshire site currently under development, with other similar scale residential projects in Doncaster, Pontefract, Wakefield.

The Marrtree group of companies is run by brothers William and George Marshall and has developed Yorkshire sites for commercial and residential use for over 30 years.

William Marshall of Marrtree Properties said: “This is a really well-located residential site that is within easy reach of both Halifax and Bradford. It was an ideal size for Mandale, who have built a reputation for developing sites of this scale really successfully.

“The land is very well-suited for this type of high quality family housing, with good drainage and access, and we have worked closely with Calderdale Council to incorporate the planners’ guidance and recommendations since we first submitted plans in 2014.”

Richard Harriman, operations director at Mandale Homes, added: “’Valley Close is one of a number of developments by Mandale Homes in Yorkshire.

“The demand for small, niche developments is on the rise, especially in a location like this. We are looking forward to get the build underway on this site and it should be spectacular on completion.”
