Werfen acquires 17,000 sq ft unit at newly completed Birchwood Park space
Construction work on a speculative 53,018 sq ft warehouse development in Warrington is now complete, with medical diagnostics company Werfen announced as the scheme’s first occupier.
The Barcelona-headquartered firm has acquired the 17,537 sq ft 712 Cavendish Avenue building at Birchwood Park, which was recently completed along with two other units, 711 and 713, by real estate services firm Patrizia.
Werfen will use the space as offices and demonstration areas.
Xavier Soler, Werfen’s financial controller, said: “We have operated in the local area for the last 30 years, but when it came to looking for new office space, it was Birchwood Park’s community-focused environment and the diversity of its offering that stood out from the rest of the market.
“Having a base at Birchwood Park will help our employees improve their work-life balance, with a gym, Starbucks, movie nights and nursery all at their fingertips.”
He added: “Our new space at Cavendish Avenue will provide us with a building and working environment suited to evolving our business, and we look forward to joining the Birchwood Park community very soon.”
Property services firm B8 Real Estate acted for Birchwood Park during the transaction, alongside investment management company JLL. Werfen, meanwhile, was represented by property consultants WHR.
Birchwood Park’s commercial director, Martin O’Rourke, commented: “The new development at Cavendish Avenue builds on the success we have had at Cavendish Place.
“Here, 170,000 sq ft of similar units offer a unique combination of office and warehouse space in one high quality building. It is very unusual to find this type of accommodation set within such an impressive, landscaped environment as Birchwood Park.”

The Birchwood Park development in Cheshire, near Warrington, is owned by a joint venture comprising Patrizia and US-headquartered Oaktree Capital Management.
