Plans submitted for 164,000 sq ft office development in Manchester’s Medieval Quarter
Plans have been submitted for the second phase of the Embankment scheme in Manchester’s Medieval Quarter.
The second of two office buildings being delivered in a joint venture between developer Ask Real Estate, construction firm Carillion plc and real estate investment management firm Tristan Capital Partners, 100 Embankment will comprise 164,000 sq ft of Grade A space across eight floors.
The foundations for the building, located next to Victoria Station and Manchester Cathedral, are already in place having been delivered as part of phase one.
Once complete, 100 Embankment will provide city businesses with column-free floorplates of 20,000 sq ft.
The first building in the scheme, the 165,000 sq ft 101 Embankment, will include a 442-space parking facility operated by Q-Park and ground-level retail units. 101 Embankment is due for completion in September 2016.
John Hughes, the managing director of Ask Real Estate, said: “The Embankment scheme has attracted significant interest from occupiers looking to move into the heart of the city centre.
“With a well acknowledged lack of Grade A space in the city and the imminent completion of 101 Embankment, the time is right to bring our second building forward hence the submission now of a detailed planning application to Salford City Council.”
He continued: “We have been committed to delivering the second Embankment building from the outset and made provision to include all of the ground works in the first phase of development to ensure we could achieve a swift delivery.”
With a planning decision expected mid-summer, phase two of the Embankment development is set to begin in Q1 2017, with completion scheduled for Q2 2018.
