Agents looking for buyer as refurbished Silverlink office building goes to market

Property developer Hellens Group has begun marketing a 11,000 sq ft office building at Silverlink Business Park, North Tyneside.

The Washington-based developer recently acquired Osprey House at auction and is embarking on a refurbishment of the space as it looks to attract a buyer.

Talking up the office’s close proximity to Cobalt Business Park as well as Silverlink retail park, Gavin Cordwell-Smith, Chief Executive at Hellens, believes the property represents an ‘excellent opportunity’ for potential buyers.

He said: ““This was an excellent opportunity to acquire a large, modern office building within a well-established and popular office location which benefits from excellent transport links.

“The property is ideally located between the UK’s largest office park, Cobalt Business Park, and Silverlink Retail Park which houses a great selection of retailers and restaurants as well as a cinema.”

Commercial property consultants Naylors, who are based in Newcastle, along with BNP Paribas Real Estate have been appointed as joint-letting agents and will look to market the currently vacant property.

Simon Taylor, head of office agency at Naylors said: “Osprey House is a detached, two-storey office building offering flexible space which can be let as a whole to provide a substantial HQ building accommodating up to 150 people, or it can be let or on a floor by floor basis.’’

Aidan Baker, who is the director at BNP Paribas, is hopeful of a quick sale thanks to the growing demand for out-of-town space.

He added: “There continues to be a good level of demand for out-of-town office space within established business parks such as Silverlink, particularly given the decreasing supply of city centre office space.

“Osprey House is being refurbished to a high standard and I am sure the space will be snapped up quickly.”
