£7m refurb to create new small business workspace at Liverpool’s Exchange Station

Property firms Commercial Estates Group and Anglo Scandinavian Estates are set to create new suites for smaller businesses at Exchange Station in Liverpool city centre.

The work, forming part of a wider £7m makeover project, has now begun transforming part of the building’s ground floor into suites ranging from 900 sq ft to 3,000 sq ft. A dedicated meeting room with space for up to 10 attendees will be included.

Work on the refurbishment is due for completion in late October.

Brian Ricketts, partner and head of office agency at commercial property agents Hitchcock Wright & Partners, said: “Historically Exchange Station has tended to cater for the larger floor plate occupiers in the market of around 5,000 sq ft and above.

“However, having analysed market demand over the last few years, the figures show that the bulk of requirements is actually from occupiers requiring 500 sq ft up to 3,000 sq ft.”

He added: “Traditionally there has been a distinct lack of high quality office space available in a prime location to meet this demand.”

Exchange Station bosses, Brian explained, are keen to create a scheme that is able to accommodate businesses of all sizes, rather than just blue-chip companies.

In June, recruitment firm Randstad announced plans to move into the building, which is located within Liverpool’s central business district.
