Warrington Council acquires 123-acre Birchwood Park scheme

Warrington Borough Council has given its investment portfolio a boost with the acquisition of Birchwood Park.

In a deal led by the town’s urban regeneration partnership Warrington & Co, the authority purchased the 123-acre business park from investment manager Oaktree Capital Management.

Birchwood Park is located within an Enterprise Zone at the junction of the M6 and M62 motorways.

The scheme is currently home to more than 150 businesses occupying around 1.2 million sq ft of accommodation and employing over 6,000 people.

According to Warrington Borough Council, the acquisition represents a significant investment and development opportunity within a growing regional market.

The authority will now look to maximise on opportunities at Birchwood Park by continuing to invest and promoting asset management initiatives.

Real estate consultancy Knight Frank represented the council in the transaction. JLL acted for the vendor.

Following the acquisition, property services company Patrizia will continue in its role as Birchwood Park’s asset manager.
