Plans in for £36m luxury apartment block with rooftop terrace in Liverpool

Merseyside developer Elliot Group has submitted plans for a £36m extension of its Wolstenholme Square regeneration project in Liverpool city centre.

To be called The Address at One Wolstenholme Square, the scheme will see the site of social care charity PSS’ former HQ, acquired by Elliot Group in June, turned into an 11-storey apartment block.

The Seel Street project will, if approved, add a further 151,620 sq ft to the wider £40m Wolstenholme Square development across 200 ‘luxury’ homes plus two commercial units, Elliot Group confirmed.

Homes at the scheme will be divided between 32 studios, 102 one-bed apartments and 66 two-bed apartments.

Elliot Group boss Elliot Lawless said: “We’ve worked really hard to develop a scheme that not only adds value to the surrounding streetscape, but also takes the wider Wolstenholme Square project forward in terms of amenity and the range of homes offered.

“We’ve been able to introduce more two-bed apartments and the additional commercial space will be key to our strategy of animating the development at street level.”

He continued: “We’re keen to ensure that all our commercial tenants are local independent operators so that they add to the development’s distinctive feel.

“This has worked really well for us on Norfolk Street in the Baltic and will suit the square’s vibe perfectly.”

As the wider Wolstenholme Square project is now 95% pre-sold, Elliot Group said its acquisition of the PSS building was designed to satisfy demand from investors for more homes in the area.

Adam Hall of FCH said the rooftop space will boast a “real wow-factor” and offer “stunning views” of the surroundings.

He added: “Every resident will be able to enjoy it and there’ll be nothing of this quality in the city.”

Manchester-based development and design consultancy Zerum is the appointed planning consultant for the submission.
