North East hoteliers invest six figures in Lake District guest house

A hotel operating out of a Victorian property in Ambleside, Cumbria, has sold for six figures.

Melrose Guest House, located on Church Street, was snapped up for £840k by North East hoteliers Monique and James Nelson.

Real estate advisory firm Colliers International secured the transaction on behalf of owners Alan and Lynn Salter, who recently purchased The Old Post Office Tearoom in nearby Troutbeck.

Dating back to 1880, Melrose Guest House comprises eight letting bedrooms and a separate three-bed house for its owners.

Alan and Lynn have upgraded the property over the years to create a business with an annual turnover of nearly £150k.

Haydn Spedding, associate director, hotels agency at Colliers’ Manchester office, said: “This type of property combining a strong business with outstanding separate owners’ accommodation is everyone’s vision of an ideal Lake District guest house.

“The sale prompted much interest, further underlining the strong performance of the local hospitality industry since the vote to leave the EU and reflecting rising interest in the Lake District’s status as a World Heritage Site.”
