Continued rise of Scotswood redevelopment
Planning permission has been granted for the second phase of an ambitious regeneration project that has already breathed new life into the west end of Newcastle.
A new phase of 264 homes, at The Rise in Scotswood, will be constructed to the south of the current development area – between Whitehouse Road and the Hadrian’s Way pedestrian and cycle route.
Delivered by New Tyne West Development Company (NTWDC) - a partnership comprising Newcastle City Council and developers Barratt Homes and Keepmoat - The Rise plans to deliver 1,800 properties over a 15 year period. The first phase of 367 properties will be completed in the summer of 2018.
The 239 two, three and four bedroomed homes and 25 two bedroomed apartments in phase two will continue the partnership’s work to improve the choice and quality of new homes available in the area. Construction is scheduled to commence early in 2018.
As building progresses, new open spaces will be created and linked to The Shard – the green corridor that will eventually run the length of the development and connect with Hadrian’s Way.
Lee McGray, Development Director with NTWDC, said: “Homes at The Rise have already proved extremely popular with local people with 75% of buyers moving less than 10 miles. The scheme has been recognised by both regional and national awards~ and has created jobs, apprenticeships and training opportunities for local people - something we will continue to do as the second phase begins.
“We will also continue to work with and engage with local organisations – including contractors and suppliers on site and schools and neighbourhood groups in the wider area – and we look forward to building on the platform of what is already an exciting, vibrant and sustainable community, close to the heart of the city.”
Newcastle City Council’s Cabinet Member of Inclusive Growth, Cllr Ged Bell, added: “The Rise is a real success story and a prime example of how partnership working can deliver a vibrant new community, with housing that meets the needs of all our residents.
“Releasing this second phase demonstrates its popularity, with value for money and location cited by homeowners as the main reasons for buying here. This development reaffirms the council’s commitment to creating a more inclusive housing offer, bringing investment to the city and creating jobs for local people.
In parallel with this second phase, a master plan for a new Neighbourhood Centre – which will include medical, retail and community facilities– is being prepared. Also in the pipeline, is the delivery of a 42 bedroomed assisted living facility for those aged over 55, all of which will be available for rent.
~The Rise received The National Excellence in Planning for Housing Award from the Royal Town Planning Institute (RTPI) and the Residential Scheme of the Year in the Royal Institute of Chartered Surveyors, North East Renaissance Awards in 2015.
