Plans in for next phase of Muse Developments’ £145m Stockport Exchange

Plans are in for the next phase of the £145m Stockport Exchange development.

Urban regeneration firm Muse Developments tabled the plans in partnership with Stockport Council, following the delivery of phases one and two of the mixed-use scheme.

If approved, the project will create a new office building comprising 60,000 sq ft across six storeys next to the existing One Stockport Exchange. Outline planning approval is already in place.

The second phase completed in December 2016, delivering the 50,000 sq ft One Stockport Exchange office complex and a 115-bed Holiday Inn Express.

Recommerce company musicMagpie and bus operator Stagecoach are among the businesses to have moved jobs to the site.

Phase one, a 1,000-space multi-storey NCP car park, was completed in 2014.

Muse development director Wes Erlam said: “The first two phases at Stockport Exchange have been a great commercial success, as well as completely transforming the area around the train station into a welcoming and attractive new public space.

“We’re now looking to deliver a further office building, which will bring more jobs to the area and add to the vibrancy of this new commercial quarter.”

Cllr Kate Butler, Stockport Council’s Cabinet Member for Economy and Regeneration, commented: “The success of Stockport Exchange Phase Two was phenomenal and the buildings were fully let within just six months of completion, with demand for the office building being much higher than it was capable of accommodating.

“This reflects the natural advantages of Stockport as a location for businesses, with exceptional links to London, Manchester, and the motorway network – alongside ongoing redevelopment of which Stockport Exchange is a part.”

She added: “To build on this, we look forward to working with Muse again to press ahead with the next phase of the development, creating many new jobs and opportunities from which local people and companies can benefit.”

Joint agents on the development are Cushman & Wakefield and CBRE. Architectural practice Aedas RHWL designed the scheme.

Construction will start in the summer, with completion forecast for Spring 2020.
