Seddon to boost south Manchester trade space this summer

A trade park under construction in south Manchester will address a “widespread shortage of new modern industrial units” in the area, according to the companies behind the development.

Bredbury 25 Trade Park, due for practical completion in June, will create nine individual trade units across a 2.9-acre site in Bredbury, Stockport.

The units will front onto Ashton Road and range from 3,000 sq ft to 6,000 sq ft.

Seddon Developments, a division of Bolton construction group Seddon, is the delivering the scheme.

Seddon Developments director Jamie Seddon said: “We have been delighted with the high level of positive interest in the scheme which is testimony to the strong location adjacent to the motorway network and high visibility to passing traffic.”

Real estate advisors Colliers International, GVA and Williams Sillitoe are marketing Bredbury 25 to potential tenants. They have reported “extensive interest” in the development, with a number of units are already under offer.

Laura Wilbourn, a surveyor for industrial and logistics at Colliers, said: “Bredbury 25 will help to address a widespread shortage of new modern industrial units throughout south Manchester, hence the high level of interest we have already secured from potential tenants and our growing confidence in attracting further occupants prior to completion in June.”

Colliers’ John Sullivan, director in industrial and logistics, commented: “The general consensus is that there’s a shortage of small-to-medium-sized trade counter units to meet rising demand from trade counter operators.

“Other developments in Stockport coming out of the ground such as Aurora and Southfields are almost fully let with rents in North West rising to £10 per sq ft, a pretty punchy level for the region but one that people are prepared to pay when there’s little or nothing available.”

He added: “As well as Bredbury 25, we’re also aware of plans for similar developments to accommodate the needs of trade counter operators at other strategic sites throughout the North West.”
