Vision unveiled for £160m 'lifestyle' development in Leeds city centre

The Parklane Group has unveiled its vision for a £160m mixed-use and PRS development at the western gateway to Leeds city centre.

Plans for INC - an inclusive, contemporary and flexible approach to living and working - aim to deliver what the Parklane Group is calling a “transformational space to visit, work, live and play under one roof,” through a 33-storey, 45,000 sq m building.

The proposed site on Wellington Street would be developed into a mix of commercial, residential and leisure facilities including a 198 unit aparthotel, 163 PRS apartments, 200 co-living apartments, almost 4,000 sq m of co-working space, a bar and restaurant, swimming pool, gym and retail facilities.

BDP, the international architecture practice, has been appointed to develop the design for INC in Leeds.

The Parklane Group launched this vision ahead of attending MIPIM, at which INC will be showcased as one of Leeds City Region’s prime investment opportunities.

Naveen Ahmed, Parklane Group director, commented: “INC in Leeds has been designed to be a city defining development, providing a step change in the PRS, co-working, hospitality and retail offer across the North of England.

“Our vision is formed around not only developing world class facilities, but creating a lifestyle that fits the aspirations of the innovative and dynamic businesses and people in our city.

“Our ambition for INC in Leeds is to create a stand-out building in the North of England, competing with schemes with a national and international profile. We want this landmark building to become an asset for the city, with accessible public space that enhances the community and offers premier facilities under one roof.

“This development will be the first of its kind in the UK and a concept that can be rolled out in other cities across the country and internationally.”

Joining the Leeds City Region delegation to MIPIM, INC in Leeds will form part of the investment propositions in the region. The Parklane Group will be in dialogue with investors and partners to attract a funding partner and occupier interest in the scheme.

Leading the Leeds City Region delegation, Leeds City Region Enterprise Partnership (LEP) Chair Roger Marsh OBE said: “Wellington Street in Leeds has seen growing investment interest over the past few years and this part of the city has become a prime investment location for global businesses.

“The vision for INC in Leeds complements the investment opportunities we have in this part of the city and proposes a unique offer to businesses and people. I look forward to hearing more about this investment proposition as part of the Leeds City Region presence at MIPIM.”

Councillor Judith Blake, Leader of Leeds City Council, added: “We are seeing lots of interest in investing in Leeds, and it’s very encouraging to see a Leeds-based developer bringing forward such ambitious proposals to create a new gateway into the city centre.”
