Plans secured for 39,000 sq ft manufacturing and distribution facility within Enterprise Zone
Planning consent has been granted for a 2.1-acre site for manufacturing/distribution use on the East Leeds Link Road (A63), within the Leeds City Region Enterprise Zone.
Gregory Property Group secured full planning consent for Link 45, a 39,375 sq. ft. warehouse/factory with offices, yard and parking provision within a self-contained site on Thornes Farm Way, close to Junction 45 of the M1.
Barry Gregory at Gregory Property Group, said: “We are delighted to obtain consent for new accommodation in a location which has become a hot spot for manufacturing and distribution occupiers, not least because of the enterprise zone incentives.”
The Leeds City Region Enterprise Zone covers 142 hectares of development land with four sites strategically located along the route of the £32m East Leeds Link Road.
All four sites – Thornes Farm, Newmarket Lane, Logic Leeds and Gateway 45 – are already under development for employment uses including large-scale manufacturing, distribution and high-quality offices.
Companies locating within the enterprise zone can benefit from a range of incentives including reduced business rates, worth up to £275k over a five-year period, grant support through the Leeds City Region Business Growth Programme, simplified planning, plus a bespoke package of recruitment and business support.
Link 45 is located next to Scottish Motor Auctions, north of the A63 running from Leeds city centre to the M1 and has direct access to the city centre approximately 1 mile (1.6 km) to the west.
