MSMR’s redevelopment of The Crown Estate’s Morley House on Regent Street will offer 44 rental apartments.

Architecture firm begins work on Grade II site on Regent Street

Demolition has begun at Morley House, a building from 1924 that forms two thirds of a Regent Street block, just north of Oxford Street.

The building is Grade II listed and until recently it was used as offices.

MSMR has provided a full architectural service to The Crown Estate and continues this, with main contractor Kier, for the reconstruction and extension of the building.

The redevelopment includes carefully maintaining the architecturally important façade on Regent Street and providing 44 new rental apartments and retail accommodation within the building. MSMR converted Albany House - the adjacent block - to residential in 2016.

Building on a track record with The Crown Estate, MSMR’s approach is characterized by the retention and refurbishment of the building’s principle heritage assets - its Portland stone facades - alongside the creation of well-planned, spacious and light apartments.

The retail provision is consolidated at ground and basement levels. A palette of materials draws inspiration from the building’s origins and the façade features are being restored.

In line with the Crown Estate’s sustainability principles the project has been designed to achieve a BREEAM Excellent rating for both the retail and the residential components. In addition the project has been undertaken as BIM level 2 compliant.
