Site of proposed 258,000 sq ft ‘Super G’ scheme in West Yorkshire sells for £3.67m

A group of investors and developers has acquired 12.5 acres of industrial development land in Glasshoughton for over £3.67m.

The Yorkshire-based industrial and logistics team at estate agency Knight Frank sold the site on behalf of regeneration company Waystone.

It was sold to a joint venture comprising Northampton-based investment and development business Barwood Capital, development manager Tungsten Properties and the BA Pension Fund.

Known as ‘Super G’, the land is located alongside Junction 32 of the M62. It is part of the 336-acre former Glasshoughton Colliery and Coke Works, which Waystone has re-engineered over the last 20 years.

The scheme is currently home to occupiers including auto dealer Motorpoint, Israeli firm Teva Pharmaceuticals, storage box maker Really Useful Products and meat supplier Dalziel.

Planning consent is in place for a 258,000 sq ft high-spec warehouse on the acquired plot. Once built, it will be the largest speculative ‘big-shed’ in West Yorkshire.

Waystone development director Helen McLoughlin said: “We are very pleased to have concluded this deal.

“The creation of the Super G site has involved a complicated earthmoving exercise with extensive testing and monitoring controls to facilitate development platforms for residential and commercial development.”

Knight Frank partner Iain McPhail, who heads up the Leeds-based industrial and logistics team, commented: “We are delighted to have advised Waystone on this prestigious instruction.

“The site occupies a very prominent plateau just off Junction 32 of the M62 which is an ideal location for occupiers to benefit from the region’s excellent motorway network.”
