Agents’ launch for 107,000 sq ft speculative development at Liberty Park, Widnes
Liberty Property Trust and Stoford Developments have officially launched the first phase of a major warehouse development that will generate new jobs in the North West.
Liberty Park, Widnes will see the speculative development of L107, a 107,210 sq ft warehouse that will provide much needed high-quality accommodation in the south Liverpool region.
The highly specified unit will comprise 101,250 sq ft of warehouse space with a 50m service yard, 5 HGV parking spaces and 89 car parking spaces. It will also include 5,960 sq ft of Grade A office accommodation.
The development was officially launched at an on-site event attended by 50 property professionals from the region’s industrial market and representatives from Halton Borough Council.
Development partners, Liberty Property Trust and Stoford Developments have already commenced the infrastructure works and plan to complete construction of the warehouse development in July 2019.
Andrew Blevins, UK managing director of Liberty Property Trust, said: “Liberty Park, Widnes will bring jobs and inward investment to an area that is rapidly developing, thanks to the opening of the Liverpool2 deep water container terminal and Mersey Gateway.
“It will also add to our growing UK warehousing and logistics activity, mirroring our growth strategy with regard to our operations in the US, which currently owns and operates a portfolio of 106 million sq ft and touches nearly three-quarters of the US logistics market.”
Dan Gallagher, joint managing director of Stoford, said: “We are pleased to launch Liberty Park, Widnes, which heralds the beginning of an exciting industrial development in the region, delivering a high quality warehouse unit in a key strategic location within three miles of Junction 1 of the M57.”
Liberty Park, Widnes can also deliver built to suit industrial/warehouse units of 100,000 to 360,350 sq ft. The development has existing outline permission allowing for B1, B2 and B8 uses.
Located at the centre of the proposed 3MG rail freight distribution zone, Liberty Park, Widnes, benefits from a range of enhancements to the surrounding road and rail infrastructure and has direct access to the national motorway network via the Knowsley Expressway. Access will be via Newstead Road and the new access road that will run alongside the railway and link the site to the A562 Speke Road.
Liberty Park, Widnes is the latest industrial/logistics development by Liberty Property Trust and Stoford, with similar developments at Liberty Park, Lichfield, and Worcester Six.
