Housebuilder to create new North East homes with modular design

A County-Durham housebuilder is trialling a new type of modular housing on its North East development sites.

Newton Aycliffe-based firm Homes by Carlton is currently building two of the new-style designs on its latest site at Cathedral Gates, eight miles from Durham City.

The new modular designs, known as CoreHaus, aim to reduce construction times and build costs while also having less impact on the environment than traditional homes.

The two CoreHaus properties are being built as part of the site’s collection of 14 three and four-bed homes, located in the village of Chilton.

A joint project with business management consultancy Fusion21, the CoreHaus design is comprised of a pre-built modular core including a kitchen, downstairs toilet, staircase, bathroom and central heating system, the ‘pod’ is then completed on-site with the addition of external walls and roof.

Following the trial at the Cathedral Gates development, the firm plans to expand the modular proposition to meet a growing need for housing.

Simon Walker, managing director at Homes by Carlton, commented: “While these first prototypes sees CoreHaus develop the modular core on site, the long term vision is that the core will be developed offsite as we progress with the product in the North East.”

Dave Neilson, chief executive of Fusion21, said: “Currently 340,000 new homes are needed to be built each year to meet government targets.

“At current development rates these shortfalls will not be met. A transformational approach is required to ensure we can support this demand – and that’s where CoreHaus can help.”
