A new £1.6m collection of eco-friendly family homes is set to launch in a North Yorkshire village.

Local based developer Illuminating Investments has developed The Sycamores in Melmerby, on the outskirts of Ripon, using Insulated Concrete Forms (ICF) to construct the properties.

Built on the site of the former Sycamore House property that had fallen into disrepair on Back Lane, the house has now been demolished to make way for the eco-friendly development.

The developer has partnered with the Ripon office of Linley & Simpson to launch to market the trio of four and five double-bedroom homes, all constructed using ICF in a bid to reduce energy costs for residents.

Linley & Simpson’s director of land and new homes, David Waddington, explained: “[ICF] is an approach that delivers year-round warmth and comfort and future-proofs buildings against climate change - thanks to excellent insulation and an airtightness performance that is best in class.”

“Bringing together all these home technology benefits can typically translate into energy bill savings of between 20% and 50%, potentially lower insurance premiums, and less maintenance.”

The new homes are scheduled for completion this autumn, with one plot already reserved ahead of the launch.
